Case Study

Mrs. Carter purchased from our parent company, International Homes (Yorks) s.l. a nice townhouse in Calpe, originally for a holiday home. She later decided that she would like a more permanent home in Spain and decided to have a Villa built to her own design.

The first decision was to find a suitable plot. We showed her a selection of plots in the Calpe area before she chose the one she finally purchased. As Mrs. Carter was not going to have her Villa built straight away we arranged the paperwork at the Notary office to have the plot transferred into her name.

When she was ready to have her Villa built, Mrs. Carter contacted us to discuss the design of her Villa. A number of drawings were made and given to the architect, when the final plans had been agreed a contract was drawn up showing the final price. At this point Mrs. Carter paid a 10% deposit. The plans were then submitted to the town hall for building approval. Once approval had been given, which was only a short time, building work was ready to commence.

The builders moved on to the plot to commence the laying of the foundations, as work progressed to the ground floor level Mrs. Carter paid a further payment of 20% of the agreed building price, she also chose her floor and wall tiles from a large choice available from a local tile supplier.

By the time the Villa had reached roof level Mrs. Carter paid a further 20% of the build price, she was then ready to start to choose her kitchen, bathrooms and interior carpentry, again from a local supplier.

The next stage was completion of the internal plastering, tiling and painting, at which point Mrs. Carter paid a further 20% of the build price, she was then ready to choose her light fitting which she paid for from a local supplier, the builder fitted the lights chosen.

Finally the external work was completed, this included painting of the Villa, building the swimming pool as well as the gas bottle housing. Once everything had been completed the Villa was inspected by the local building inspector who gave permission for Mrs. Carter to move into her lovely new Villa. On handing over the keys Mrs. Carter paid a further 20% of the build price.

A final payment of 10% of the build price is to be paid when handing over all the legal paperwork when it is ready.

Mrs. Carter was given a choice of heating for her Villa as well as air conditioning. The total build time was approx. 9 months.
