What will be the final cost of having a Villa Built? This is a very difficult questions to answer, we have to take into considerations a number of points:
What is the average build cost of the Villa? For a high quality finish, including all the insulation & heating, fixtures and fittings, choice of tiles, carpentry as well as the architect plans and planning application, water and electric connections for an average 165m² Villa the cost would be around 181.500€ (approx. £125,000 sterling).
How much can I expect to pay for a plot of land on which to build?. Prices will vary tremendous depending on the location. For example an 800m² plot on the coast would start at around 150.000€ whilst a 10.000m² plot in the country would be from 75.000€
What can I expect to pay as a starting price for a Villa & Plot with all service connections? From 199.000€ (138,000 sterling).
Can we choose any design, size and finish of the Villa? Yes, subject to local planning laws. Certainly internally.
I have my own plot of land, can you build on it for me? Subject to local building regulations we can build either your own design Villa or we can design and build for you.
Why would a new build Villa be better value than a resale Villa already built?. A new build Villa will have all the modern up to date construction methods used, this will include insulation between all the outer walls, damp course, central heating, air conditioning, enough electric supply to use all your appliances at the same time, modern sanitary installations, bright easy to maintain double glazed windows, all or most of these would not be available on older property and would be costly to put in if at all possible.
I still have a house to sell to finance the build of a Villa, can I buy the plot first and build later? Yes no problem, we will arrange all the paperwork and work to your time scale on the build.
Can I arrange a mortgage on the plot as well as the Villa? This is no problem, we arrange a mortgage on the plot and later, if you wish, arrange a stage payment mortgage on the build.
Will the Villa have a build guarantee? All the building work will have a 10 year build insurance guarantee, one year on small none essential items.
What are the stage payment plans? This can be arranged to fit in with your financial plans but is normally: 10% on signing the contract. 20% at ground level. 20% at roof level. 20% on completion of roof and internal plastering/tiling. 20% on completion of external work. 10% on handing over all documentation.
What guarantee do I have for my money paid out? We only work with established, registered builders, therefore we can arrange a bank guarantee if you wish.
Once I accept a price for the work is this held until completion? Yes, the price in the contract is the price you pay unless you add something extra during the build.
What is the build time? Once all the legal paperwork has be done build time is normally 6 – 9 months depending on the size of the Villa.
